In June of 2002, I found out that my family would be transferred from Texas to Milwaukee. I was born in the Midwest and was not thrilled with going back. My husband's company connected us with Coldwell Banker and that lead us to The Knurr Team. Enter into our lives, Lynne. From the moment I spoke with Lynne, I knew she was something special. The first time we came to Milwaukee to look for homes, Lynne showed up with a basket of Wisconsin treats. She was well aware that we were not excited about this move. So she took it upon herself to not only sell us a home, but to sell us Milwaukee. After 3 weekends and over 30 homes, we made an offer. We had fallen in love with Pewaukee. Lynne took us around the lake and we stopped in a few restaurants. We were close enough to downtown, the mall, Kopp's and Brennans. Yes, thanks to Lynne, we had come to love our new home and environment. Then winter came and we remembered why we hate the Midwest winters. Zero Degrees with a wind chill in the negatives. Ice fishing, snow shoeing or even sledding are not my ideas of fun. So after 4 years, we had convinced Gary's boss to let us move back to Texas. So with a real estate market in a mess, we called on our friend Lynne Knurr. We put our home in Pewaukee on the market in March of 2009 and we waited. Lynne would talk with me after every showing...Well sometimes it was the backyard wasn't big enough or we were to close to I-94 or we were not in the right school district. I began to get very discouraged and Lynne would reassure me that it just takes that one right person. We accepted an offer on our home in October of 2009. Lynne was a true angel. She's not just your typical real estate agent. She was a tour guide, a historian, a food/beverage connoisseur...She was everything Wisconsin! Lynne was a joy to work with and countless times she made me laugh until I cried. The most important thing she gave to us was friendship and we will cherish that long after our move."

Disclosure Laws >What Sellers Might Disclose
Most states require a home seller to provide the buyer with some type of disclosure form. What might the seller have to disclose?
A Residential Property Disclosure Form requires the home seller to disclose facts about the home's heating, wiring or plumbing systems, including any defects that may exist, such as leaks in the roof or cracks in the foundation. If something in your home is not working properly or needs repair, you will need to either fix it or disclose the material defect to the prospective buyer. There are other disclosure forms, unique to each local area, that require sellers to disclose negative environmental factors or local building code issues. A lead-based paint disclosure form is required for homes built prior to 1978.
State legislatures and courts all over the country have passed laws regarding concealing defects from an agent or buyer. Ask your real estate agent about your obligations as a seller regarding disclosure.
